Depending on your unit's starting condition, this includes, but may not be limited to, a title and survey review, a review of your condo by-laws, drafting a condominium declaration amendment reflecting the combined space, and preparing the amended tax lot map the city will need. Your board reviews and signs off
We put together a meeting-ready package explaining what's being asked of your board, so approval is a formality rather than a project of its own.

The tax lot combination application and condominium declaration amendment go to the Department of Finance's Surveyor's Office and Tax Map Office — filed in person, tracked to recording, and confirmed back to you. One tax lot, done.

Avoid Potential Fines and Violations via City Enforcement
A 1997 update to the condominium laws in New York City obligate a unit owner to complete tax-lot combination after a physical combination, and boards that catch this violation could fine the owner for it.
Be the first to the gate. If the city decides to enforce this provision, the backlog could become immense. Lack of a timely resolution could impact your sale, refinance or estate planning.
It surfaces at sale — or in an estate
Buyers' attorneys routinely find uncombined lots during closing diligence and demand a credit rather than wait for unit owner completion of the task. The credit could be significantly higher than the actual cost to complete - and larger than OneLot's flat fee. The same gap can slow down a sale during an estate settlement, when heirs are often trying to move quickly.
